Just a note to anyone considering the uses of a Project Consultant or
Project Manager for your project. Ask them immediately for a license and liability insurance cerificate.
Individuals
fronting themselves as Project Managers or Project Consultants for your project will display themselves as advocates
for you. These people supposedly will act on your behalf to find the best price and do the negotiation for you in the
construction field, but yet they can pull no permits, have no liability insurance, no state licenses and have no
direct responsibility when things go poorly...Gee, your advocate just sucked 20% on top of the prices from the cheapest ,
and possibly illegal labor they can find because they can't do anything themselves. I once overheard one of these yahoos
say they didn't want to go through the hassle of a license or insurance and their project goal was to make $275 a day
plus expenses.....frick'n weasel.
You, not the "Manager" sign contracts with contractors so if there
is a problem with performance, liability, worker injuries or any other of a hundred things that can go wrong YOU
eat it...period. Your worm "manager" will talk fast and probably walk away from you quicker than a scared duck
because there is nothing they can do when you are upset except blame someone else and ask for more time and money.
Wow, if you need to deal with a project manager, rethink your approach.
A licensed General Contractor
or Builder has to protect their company, employees, licenses and insurance to survive...who would be a better advocate for
you than someone who depends upon your satisfaction to continue in business?
